Why we exist

Between access to Dubai and a German standard,
there was a gap.

We are in Dubai. We moved here because we saw that, for German-speaking investors, this market is enormous and dangerously hard to read at the same time.

Dubai pulls in capital, companies, talent and families. From the outside, though, the market looks like a mix of hype, developer sales, off-plan pressure and quality you cannot tell apart. German-speaking investors did not need one more salesperson here, manufacturing excitement.

They needed someone to translate the market: which location, which developer, which payment plan, which structure, which exit. That is the exact gap IMOS was built into. Present locally, German-speaking in the room, German in what we hold ourselves to.

Why Dubai

Not for the lifestyle. For capital migration, the tax logic, the infrastructure, the security, the inflows and real international demand for property. Dubai is a genuine home for capital, not a line in a brochure. We wanted to be where the decisions get made, not talking about them from a distance.

Why specialised

Because Dubai does not work as a sideline. Access, timing, developer relationships and execution are built locally, over years. Run the market as a side business and you never actually control it. We do nothing but Dubai.

Why German-speaking

Because German-speaking investors think differently: risk, tax, documentation, traceability, discretion, family capital, structure that lasts. Plenty of local players sell Dubai like a product. You want Dubai as a decision you can follow, in your own language, held to your own standards.

In the market we work with a network of established developers: Emaar, Damac, Sobha, Nakheel, Meraas, Select Group, Binghatti, Danube, Ellington, Omniyat and Aldar. Not all of it reaches you, only what survives the diligence.

Structure, the purchase, the Golden Visa, the bank account, handover, letting, reporting and the exit. Access without execution is just a good contact. With your signature, our work really begins.
