The purchase itself takes an afternoon. What surrounds it decides whether an apartment becomes an asset: access, real due diligence, a legally sound process through escrow and the Land Department, then the bank account, the Golden Visa, handover, letting, ongoing reporting and a thought-through exit. Does IMOS sell specific properties?

Yes. We sell access to Dubai units that clear our diligence and handle the complete delivery around them. But we are not a listing portal. Units are only presented against your brief, budget, availability and fit.

What sets IMOS apart from a broker?

A broker ends at the purchase. We own the full stack: strategy, access, due diligence, the purchase, escrow and the Land Department, the bank account, the Golden Visa, handover, letting, reporting and exit. Under one roof, German-speaking, on the ground.

Can I buy remotely from Germany, Austria or Switzerland?

Yes. A large share of our investors buy without being in Dubai permanently. We coordinate reservation, contracts, escrow and the Land Department on the ground for you. Where your presence is required, we tell you in good time.

Does IMOS support the Golden Visa and a bank account?

Yes. Both are part of the stack. We coordinate the bank-account opening and, where the investment qualifies, guide the path to the Golden Visa with the competent authorities.

What happens after the purchase?

This is exactly where the difference lies. We take on handover, bring the unit into letting, run the operation, deliver reporting and think the exit through from the start. The purchase is the start, not the end of the relationship.

Is there a minimum budget?

We work with investors for whom Dubai is a wealth structure, not an experiment. What makes sense depends on your brief. We settle that openly in the first conversation, before we discuss units.

What are the risks?

Dubai is a real market, but not an easy one. Off-plan, developer quality, location and liquidity carry risks we don't gloss over. Our due diligence exists for exactly that reason. We name the risks before you decide.

IMOS is active in Dubai, has served 1,263 investors, supported around 2,000 transactions and reached a closing volume of EUR 750M. Led by three brothers, a team of twelve, with an office in Court Tower, Business Bay.
